What is real estate crowdlending?
Real estate crowdlending is a collective financing model where many individuals lend small amounts of money to a developer or property owner to carry out a project: building, refurbishing or acquiring a property. In exchange, the developer returns the principal plus fixed interest over an agreed period.
Unlike equity-based crowdfunding, with crowdlending you do not buy a stake in the property: you grant a loan. The property is registered as a mortgage at the relevant Land Registry, which protects the investor in case of default.
In Ecuador, Ecaticos operates as an auxiliary technological platform of the popular and solidarity financial system, connecting savers with real estate developers previously vetted by our credit committee.
Every loan is recorded at the Land Registry as a lien on the financed property.
Any Ecuadorian adult with a valid national ID can take part from accessible amounts.
Operations from 6 to 36 months, with monthly interest payments or a bullet schedule at maturity.

Transfer from your Ecuadorian bank account with Banco Pichincha, Produbanco, Banco Guayaquil or another authorised institution.
Payments are credited automatically to your Ecaticos wallet and you can withdraw them to your bank account whenever you want.

We start out-of-court collection and, if needed, we enforce the mortgage collateral through a judicial process in Ecuador. Funds recovered from the sale of the property are distributed pro rata among investors.
