What is real estate crowdlending?

Many investors. One loan. A property as collateral.

Real estate crowdlending is a collective financing model where many individuals lend small amounts of money to a developer or property owner to carry out a project: building, refurbishing or acquiring a property. In exchange, the developer returns the principal plus fixed interest over an agreed period.

Unlike equity-based crowdfunding, with crowdlending you do not buy a stake in the property: you grant a loan. The property is registered as a mortgage at the relevant Land Registry, which protects the investor in case of default.

In Ecuador, Ecaticos operates as an auxiliary technological platform of the popular and solidarity financial system, connecting savers with real estate developers previously vetted by our credit committee.

How it works

Four steps to invest from home in Ecuador

1. Register and verify your identity

We validate your national ID and your Ecuadorian address under UAFE regulations. Onboarding is 100% online and takes less than ten minutes.

2. Pick the real estate project

Review the technical dossier, the certified appraisal and the risk rating assigned by our internal committee.

3. Fund your investment

Transfer from your Ecuadorian bank account with Banco Pichincha, Produbanco, Banco Guayaquil or another authorised institution.

4. Receive capital and interest

Payments are credited automatically to your Ecaticos wallet and you can withdraw them to your bank account whenever you want.

  • Financial analysis of the developer and review of their historical repayment capacity.
  • Independent appraisal performed by an expert accredited by the Superintendence of Banks of Ecuador.
  • Legal review of the property, certificate of liens and municipal cadastral check.
  • Open or closed mortgage constituted in favour of the Ecaticos collateral trust.

Who regulates Ecaticos in Ecuador?

Ecaticos operates as an auxiliary technological platform under the framework of the Monetary and Financial Policy and Regulation Board of Ecuador, and reports periodically to the Financial and Economic Analysis Unit (UAFE) and the Internal Revenue Service (SRI).

Can I invest if I live outside the country?

Yes, Ecuadorians living abroad can invest by submitting a valid national ID and proof of address. Migrants holding an investor visa or permanent residency in Ecuador can also take part.

What is the minimum investment?

One hundred US dollars (USD 100), Ecuador's legal currency. There is no maximum investment per user, but concentration limits per project and per risk level apply.

What happens if the developer does not pay?

We start out-of-court collection and, if needed, we enforce the mortgage collateral through a judicial process in Ecuador. Funds recovered from the sale of the property are distributed pro rata among investors.

Is there tax withholding?

Interest generated is subject to Ecuador's income tax withholding. Ecaticos issues the electronic withholding receipt and reports your earnings to the SRI.
